V-Seal:
V-Seal 101 the 20 year concrete sealer is designed for use on both existing concrete substrates and new construction, V-Seal 101 the 20 year concrete sealer will provide a number of imperative benefits.
Recommended Uses
V-Seal 101 Concrete Sealer is designed for existing concrete and new construction alike. It is ideal for use on driveways, basement walls and floors, pre-cast, pavers, pool decking, stucco, split face block and other cementitious products such as pavers, landscaping concrete, pre-cast concrete, and concrete roof tiles. V-Seal 101 Concrete Sealer can be used in residential, commercial and industrial applications.
Surface Preparation
Surfaces should be clean and free of loose debris, dirt, mildew, oils and grease. V-Seal 101 Concrete Sealer is a waterborne product meaning any grease, oil or petroleum residue including those from certain concrete cleaners will prevent optimum penetration. RE: Cleaners, when using petroleum-based or citrus-based concrete cleaner/brighteners a thorough pressure wash is necessary to remove residue for best results.
Coverage
Coverage is approximately 150-250 sq/ft per gallon depending on surface porosity. Most contractors will use 175 sq/ft per gallon to bid from. You will get approx. 400-500 sq. ft. / gallon when using as a maintenance mist. Due to porosity and the nature of concrete, there are many variables that will determine the amount of coverage. Garage and warehouse floors will get more coverage than landscaping blocks, for instance.
Application
V-Seal 101 Concrete Sealer is usually applied as a single application treatment. No mixing is required. Always test a small inconspicuous area prior to application to ensure product effectiveness. The surface may be slightly damp (without the sheen water), but not wet. V-Seal 101 Concrete Sealer should be applied by low-pressure spray, brush or roller in very porous conditions. On vertical surfaces, start at the bottom and work toward the top. For deeper penetration allow the surface to remain saturated with product for 15-20 minutes. Avoid pooling or puddling during and after application. Once V-Seal 101 Concrete Sealer dries it should not accept any further product, as the surface has been sealed.
Clean Up
Clean tools and spray equipment with clean warm water.
Limitations
Do not let V-Seal 101 Concrete Sealer Freeze. Store indoors at temperature above 35° Fahrenheit. Surface temperature must be above 35° Fahrenheit during application.
If you use petroleum or citrus-based (i.e., delemonene) concrete cleaners prior to application, a thorough removal/rinsing of oil residue is necessary to ensure proper surface penetration.
Always test a small inconspicuous area prior to application to ensure product effectiveness.
Do not apply V-Seal 101 Concrete Sealer when the threat of rain exists within 5 hours of application. V-Seal 101 Concrete Sealer must be allowed to dry. In damp basement applications where pre-existing moisture is not allowed to dry prior to application, V-Seal 101 Concrete Sealer may not set properly. Try to dehumidify first A second application of V-Seal 101 Concrete Sealer is unnecessary on most surfaces. Only very porous surfaces may require a second treatment.
Over application of V-Seal 101 Concrete Sealer does not affect product performance. However, excessive use of product may cause a light chalking effect. This chalking will dissipate with exposure or may be removed by a light pressure wash, scrubbing or stiff broom.
V-Seal 101 Concrete Sealer is designed to work on porous concrete substrates and will not work on any oil-based product such as asphalt, paints, vinyl and latex emulsions. When penetration is inhibited by oil-based materials, V-Seal 101 Concrete Sealer may lie on the surface forming a slight white chalky appearance. This chalking will dissipate with exposure or may be removed by a light pressure wash, stiff broom or scrubbing.
